Upper West Side Condo Sets New Record

A 19-story condo tower on the Upper West Side has officially closed on its final residence — and the deal set a new ceiling for new-development condo prices in this part of the neighborhood. The buyer, as it happens, was already an Upper West Sider.

The full-floor penthouse atop 2505 Broadway, the ODA-designed condominium at the corner of West 93rd Street, has traded hands for the highest price ever paid for a new-development condo above 91st Street in Manhattan, according to developer Adam America. The unit had most recently been listed at $13 million, down from an earlier $15 million ask. The actual closing figure was not disclosed.

Douglas Elliman Development Marketing’s Ariel Tirosh brokered the deal on behalf of the developer.

Stretching across the building’s entire top floor, the penthouse comes with more than 4,100 square feet of interior space and another 1,500-plus square feet outdoors. Inside are four bedrooms, four-and-a-half baths, ceilings clearing 10 feet 11 inches, a private vestibule with its own elevator landing, and a custom curved staircase with integrated millwork connecting the levels. The 795-square-foot primary suite and a great room anchored by a gas fireplace both look out over the Hudson.

In the kitchen: white lacquered cabinets, Taj Mahal quartzite counters and backsplash, antique-brass Waterworks fixtures, and Gaggenau appliances throughout — including a five-burner range, steam oven, wine cooler, Teppanyaki grill, and warming drawer. The primary bath is finished in Namibia-honed white marble with radiant heated floors, a Waterworks soaking tub, dual showerheads, and floor-to-ceiling windows.

The 1,265-square-foot private rooftop terrace, which fronts the Hudson, includes a firepit and dedicated entertaining areas.

In a statement, Adam America CEO David Brickman said the penthouse embodies the building’s vision through its “expansive indoor-outdoor living, sophisticated design, and breathtaking river and city views,” and called the sale “a testament to the continued demand” for one-of-a-kind Manhattan residences.

According to Tirosh, 2505 Broadway is “the best-selling condominium in the 90s on the Upper West Side” — and the first new condo to fully sell out in the area in more than two decades.

Completed in 2021, the tower holds 41 residences behind a hand-laid brick facade and vertically staggered floor-to-ceiling windows. Building amenities include a landscaped rooftop with two outdoor kitchens, a multipurpose sports court that converts to a screening room, a fitness center, a kids’ playroom, a pet spa, a residents’ lounge, and 24-hour concierge service.
