Two $25M-Plus Condos Go Into Contract at 15 Central Park West

Two ultra-luxury condominiums at 15 Central Park West have gone into contract for more than $25 million each, making them the most expensive Manhattan homes to find buyers during the week of December 8–14, according to Olshan Realty’s weekly Luxury Market Report.

The back-to-back deals, first reported by Mansion Global, are notable not only for their eye-popping price tags, but also for their timing. Both contracts were signed just weeks after the death of the building’s architect, Robert A. M. Stern, who passed away on November 27 at the age of 86.

It is the first time in five years that Manhattan’s two priciest contracts in a single week were both located in the same building. The last time that happened was in December 2020, when the top two contracts were signed at a newly constructed co-op on Madison Avenue on the Upper East Side.

Often nicknamed the “Limestone Jesus” for its pale façade and towering presence along Central Park West, 15 Central Park West remains one of the most coveted addresses in the city. Completed in 2007, the Stern-designed complex helped usher in the modern era of ultra-luxury residential development in Manhattan while drawing heavily on prewar architectural traditions.

The more expensive of the two recent deals was a three-bedroom, 3,347-square-foot apartment last asking $26.8 million. The second contract came in at $25 million, after being reduced from its original $27.5 million asking price when it first hit the market in May. That 3,364-square-foot home includes four bedrooms, with the living room, dining room, and primary bedroom also facing the park. The sale additionally includes a studio apartment on the building’s sixth floor.

Together, the two apartments topped a list of 33 luxury homes—defined as properties priced at $4 million or more—that went into contract during the week. Collectively, those properties carried a total asking value of more than $281 million, with an average asking price of $8.5 million.

Beyond its residences, 15 Central Park West is known for its extensive amenities, including a 14,000-square-foot fitness center with a pool, a private residents-only restaurant, landscaped motor court and garage, library, business center, game room, outdoor terrace, and children’s playroom.
