The Upper West Side’s 10024 zip code is No. 1 on this year’s Wealthy 1000, the Business Journals’ annual ranking of the nation’s 1,000 wealthiest zip codes. Fellow Upper West Side zip code 10023 came in second, pushing Chelsea’s 10011, the winner in 2024 and 2025, down to third.

The ranking isn’t based on income alone. The Business Journals’ weighted formula uses U.S. Census Bureau data and the 2024 American Community Survey to weigh income, home equity, estimated savings, poverty rates, and population density. The goal is to find the places with the greatest concentration of wealth per square mile. Zip codes with per-capita income below $70,000 were left out.

According to the ranking, 10024 has a per-capita income of $147,036, a median household income of $181,560, and a median home value of $1,687,800. It’s home to 63,115 residents and has a population density of 71,303 people per square mile.. The median age is 44, 82% of adults have at least a bachelor’s degree, and the poverty rate is 8.2%.

10023 has slightly more residents, at 69,455, and is slightly denser, at 71,656 people per square mile. It also has a higher share of college grads, at 84%. It trails 10024 on income and home values, with a per-capita income of $137,528, a median household income of $159,874, and a median home value of $1,358,100. Its poverty rate is 8.4%, and the median age is 43.

10025, didn’t make this year’s list at all. When the ranking debuted back in 2024, 10025 placed in the top five nationally, while 10023 and 10024 both landed in the top three behind 10011.
