Permits Filed For Senior Facility on 85th and Broadway

Construction permits have just been filed for the upcoming luxury senior living facility at 2330 Broadway, at 85th Street (h/t newyorkyimby.com).

The low-rise buildings at the location were purchased in early November for $61 million by Welltower Inc and Hines. Demolition permits were filed in February, and the project is expected to be completed by 2020.

Welltower Inc is the largest publicly traded senior-housing landlord. Hines is developing the project.

Through their partnership, they plan to construct a luxury 230 foot, 17 story building. It will have amenities including a spa, rooftop garden and a restaurant. And about half of the 162 apartments are to be reserved for residents with Alzheimer’s or other memory issues.

SLCE Architects are handling the design of the building.

Upper West Siders seem pretty split about this development.

But of course the developers argue that it will be good for the neighborhood. Here’s a quote in support of the project from Bloomberg:

“All the science points to seniors having better healthcare outcomes and better cognitive outcomes when they’re in a community, when they’re actively engaged, as opposed to being passive,” said Tommy Craig, a Hines senior managing director overseeing the New York region. “We’re really aiming to get people who otherwise have home health care and are living alone.”

The developers believe that seniors will want to continue living in the city even when they can no longer live alone.
