The developers who agreed to pay $96 million for a prominent Upper West Side church property earlier this year have now revealed what they plan to build there, and the amenity list runs from a rooftop pool to a podcast room to something the filing calls a “glam room.”

Rockefeller Group and Atlas Capital Group have filed plans with the Department of Buildings for a 28-story, 340-unit residential building at 200 West 97th Street, at the southwest corner of 97th and Amsterdam, Commercial Observer reports. The site is part of the campus of the Church of Holy Name of Jesus and Saint Gregory the Great, which we first reported was under contract in January.The building would total roughly 392,000 square feet, with between five and 19 apartments on each floor from the second through the 28th. The ground floor would include about 2,500 square feet of retail, a parish center school, a residential lobby and an amenity lounge, and the roof would get a terrace and pool.
The rest of the amenities are split between the cellar and the ninth floor. Below grade: a pet spa, podcast room, screening room, lounge, sports simulator and kids room. On nine: coworking space, a cafe, a fitness center, outdoor space and the aforementioned glam room, which Commercial Observer noted the filing doesn’t explain.
The project is using the state’s 485-x tax incentive program, which replaced 421-a in 2024 and requires that 25 percent of the units be set aside as affordable housing in exchange for the tax break. Under the terms of the sale, the existing church and rectory on the site will stay put, while the former school, convent and recreation buildings near Amsterdam Avenue are being cleared to make way for the new tower. Demolition permits for an existing four-story structure were filed last week, and Rockefeller Group expects to start vertical construction in the first quarter of 2027.
