Mimi’s, the Australian frozen yogurt brand whose downtown shops regularly draw lines down the sidewalk, is coming to the Upper West Side. The self-serve shop has signed on for 4,200 square feet in the neighborhood.

Mimi’s is taking the space at 221 Columbus Avenue at West 70th Street, according to CBRE’s third-quarter Manhattan retail report, which came out this week. The report doesn’t give an opening date, and the location isn’t listed on Mimi’s website yet.

The space was previously home to a Corcoran office.

It’ll be the brand’s fourth Manhattan shop and its second uptown. The Upper East Side location at 997 Lexington Avenue, at East 72nd Street, opened on September 10.

Founder Amber Linz moved to New York in July 2024 and opened the first Mimi’s at 231 Lafayette Street in SoHo in August 2025. A second shop followed at 84 University Place in Greenwich Village this past March.

The setup is self-serve: you build your own cup and pay by weight at $1.20 an ounce, and most cups land between $11 and $18. The base is Greek yogurt cut with milk, kefir and a little cane sugar, and the fruit flavors are made with real purées rather than syrups. Standouts include an Alphonso mango and a ceremonial-grade matcha made with Blank Street Coffee, and the toppings rotate seasonally through Natoora, the produce supplier behind many of the city’s Michelin-starred kitchens.

Mimi’s was one of several food and drink deals CBRE tracked on Columbus Avenue last quarter, alongside the Mermaid Inn’s 2,500-square-foot lease at 301 Columbus Avenue and Edith’s Sandwich Counter’s 2,400 square feet at 186 Columbus Avenue. The same report showed Crunch Fitness signing for the old Marshalls space on Broadway, and T.J. Maxx taking over the Upper East Side H&M on East 86th Street.
