Housing Lottery at Waterline Square: Rents Start Below $1,000

If you’ve ever passed the gleaming glass towers rising near the Hudson at the southern tip of the neighborhood and assumed a place inside was permanently out of reach, a new affordable housing lottery may be worth a second look — and the monthly rent is the part that turns heads.

The lottery covers units at Three Waterline Square, the 34-story tower at 639 West 59th Street near the Lincoln Center area. Designed by Rafael Viñoly — the architect behind the slender 432 Park Avenue — the building is the final piece of the three-tower Waterline Square complex, which wraps around a 2.6-acre private park that links up to Riverside Park South.

Residents get access to a deep roster of amenities, including basketball courts, a fitness center, a pool and sauna, in-unit laundry, and a playground. The building also allows up to two pets per household, though reptiles and exotic or undomesticated animals are not permitted, according to PIX11.

The available units break down as follows:

One-Bedroom Details:

  • Eligible Household Size: one to three people
  • Income Range: $30,515 to $58,320, depending on household size
  • Monthly Rent: $782 to $841

Two-Bedroom Details:

  • Eligible Household Size: two to five people
  • Income Range: $39,189 to $73,280, depending on household size
  • Monthly Rent: $996 to $1,023

Rent includes heat, hot water, and gas.
