The Upper West Side dominated Manhattan’s luxury real estate market during the week of Jan 12-18, and one iconic address led the charge.
According to the Olshan Report, nine of the city’s 22 most expensive signed contracts were located on the Upper West Side. Topping the neighborhood list — and ranking as the second-most expensive sale citywide — was a $24 million co-op inside the historic Dakota building on Central Park West.

The three-bedroom residence at 1 West 72nd Street occupies a coveted park-front corner position within the landmarked building. It’s also one of the Dakota’s largest single apartments and was hitting the market for the first time in more than four decades, per Olshan.The home reportedly retains much of its original 19th-century character, featuring soaring 13.6-foot ceilings, ornate period details, multiple wood-burning fireplaces, and sweeping Central Park views.
Completed in 1884, the Dakota remains one of New York City’s most recognizable residential buildings, with famous former residents including Leonard Bernstein, Judy Garland and John Lennon.
Below are the five priciest Upper West Side contracts signed between January 12 and January 18, according to the Olshan Report:
The top contract of the week was 1 West 72nd Street, Apartment 33, a co-op at The Dakota that sold for $24 million. The three-bedroom residence includes four full bathrooms and one half bath.
The second-highest Upper West Side contract was 50 West 66th Street, Apartment 8C, a condominium that went into contract for $9.175 million. The four-bedroom unit features four full bathrooms and one half bath and spans approximately 3,223 square feet.
Coming in next was 101 West 78th Street, Apartment 5B, a condo that signed a contract at $8.995 million. The residence includes five bedrooms, four full bathrooms and one half bath, and offers approximately 4,477 square feet of interior space.
Another major deal was at 50 Central Park West, Apartment 5CD, where a five-bedroom condominium entered contract at $6.99 million. The unit includes three full bathrooms and one half bath and spans roughly 3,300 square feet.
Rounding out the top five on the UWS was a townhouse at 126 West 78th Street, which signed a contract for $5.795 million. The property offers approximately 5,139 square feet of interior space.
