Fresh visuals have emerged for an 18-story luxury condominium taking shape on the Upper West Side, offering our best look yet at what’s coming to a familiar corner once home to a beloved seafood spot.

The new renderings, first published by New York YIMBY, showcase Robert A.M. Stern Architects’ prewar-inspired design for 200 West 88th Street (formerly home to The Mermaid Inn) in full detail. The 215-foot tower will feature a multifaceted facade of beige brick and limestone, punctuated by large rectangular and arched windows. Private terraces created by upper-level setbacks, contrasting black metal paneling on select upper floors, and an Art Deco-style crown with ornamental grilles round out the design. Along West 88th Street, the main entrance will be flanked by arched openings for retail space and a motor courtyard driveway. The renderings also show new tree-lined sidewalks with garden beds fronting the property, while the motor courtyard will be surrounded by landscaping.

One notable new detail: 200 West 88th Street is slated to become the first all-electric residential building designed by RAMSA in New York City.

The building has now topped out and facade installation is underway. According to signage at the site, completion is expected in spring 2027.As we reported in October, the Nortco development will yield 36 condominiums in three- to five-bedroom layouts spanning approximately 114,000 square feet, with half- and full-floor configurations available. The building will include ground-floor retail and enclosed parking on the second level. Brown Harris Stevens Development Marketing is handling sales.
