New Details (and a Visual) of Luxury Condo Project at Former Mermaid Inn Site

A new rendering and details have surfaced for the luxury condo set to rise where The Mermaid Inn once served seafood and happy hour specials on Amsterdam Avenue.

Developer Nortco has officially announced that Robert A.M. Stern Architects (RAMSA) will be leading both the architecture and interior design of the forthcoming 18-story development at 200 West 88th Street, also known as 574 Amsterdam Avenue. RAMSA’s involvement marks a notable pivot from the original filings in 2024, which listed Issac & Stern as the architect of record. It’s unclear whether RAMSA is replacing the firm entirely or collaborating—but RAMSA’s design signature often points to limestone facades, gracious layouts, and Upper West Side prewar references, suggesting a more traditional luxury aesthetic.

While the building’s overall specs remain largely unchanged—18 stories, roughly 36 units, and about 3,000 square feet of retail space—some finer details have been clarified. The residential layouts will range from three- to five-bedroom homes, positioning the development firmly in the “large-format luxury” category. Nortco CEO Rony Nortman said the goal is to deliver “elevated, large-scale condominium homes with thoughtful amenities.” We’ve also been told the building will come with 13 parking spaces.

Earlier plans also outlined amenities including bicycle storage, a fitness room, a yoga studio, and a music room.

According to Stephen Kliegerman, president of Brown Harris Stevens Development Marketing–which will be handling salesthe building will also feature “first-to-market details and amenities,” though those features haven’t been revealed yet. Kliegerman says “The building is expected to top off by the end of the year.”

ILTUWS first reported on the project in September 2024, when plans were filed with the NYC Department of Buildings. The site—which previously included Mermaid Inn’s former home at 570 Amsterdam Avenue and three adjacent parcels—was purchased by Nortco back in 2018 for a reported $46 million. The developer later refinanced the properties and filed demolition permits in 2023.

Mermaid Inn relocated to 335 Columbus Avenue (at 76th Street) late last year.
