Extell Files Plans for New 25-Story Building on West 66th Street

Extell’s large-scale overhaul of the former ABC/Disney campus is accelerating again, with yet another residential tower now in the pipeline—adding to one of the most dramatic redevelopment efforts the Upper West Side has seen in decades.

The latest piece of the puzzle is a 25-story building planned for 37 West 66th Street, according to permits first cited by New York YIMBY. The project is designed to rise 355 feet and replace a 14-story structure that was cleared for demolition this fall. Extell’s filings outline a mixed-use tower with residential units above ground-floor retail, along with two cellar levels. YIMBY reports that the plans call for 158 apartments across roughly 385,000 square feet.

Crain’s New York Business adds that the site itself spans about 50,000 square feet and could ultimately house more than one building, based on city records indicating a total of 158 residences for the overall lot. The new tower would include 58 units on its own—suggesting Extell has a second structure in mind for the remainder of the parcel.

This is far from a standalone development. Since purchasing the former ABC/Disney campus for more than $900 million in 2022, Extell has been systematically filing plans to transform the multi-building complex along Columbus Avenue and West 66th Street, including a nine-story, 90-unit property at 30 West 67th Street that was just proposed last week. The centerpiece of the redevelopment remains the previously announced 1,200-foot condo tower at 77 West 66th Street—poised to become the tallest building on the Upper West Side once complete.

Crain’s New York Business notes that the developer has been especially active citywide in recent months, pursuing additional air rights deals and seeking height increases for other major projects in Midtown. On West 66th Street, however, the focus remains on reshaping the blocks surrounding the former media campus, a transformation that has brought years of demolition, construction fences and uncertainty to the area.

No projected completion date has been released for 37 West 66th Street.
