Permits Filed For 2686 Broadway – Former Site of Marrakech Hotel

Toll Brothers have filed permits for a 13 story mixed use building at 2686 Broadway, YIMBY reports. The site is located between 102nd and 103rd Streets.

YIMBY states that the proposed development will be 145 feet tall, with 84,020 square feet of residential space which will be spread across 73 apartments, averaging 1,150 per unit. There will be 7,743 square feet of commercial space.

Toll Brothers purchased the former Marrakech Hotel site for $44 million in August 2019; this purchase included 2686, 2688, and 2690 Broadway. According to a report by the Real Deal at the time, the Marrakech Hotel’s former owner, Hank Fried, would be using the proceeds of this sale to develop other properties (though it isn’t clear if he plans to do so on the Upper West Side).

Fried had previously been sued by the city for operating illegally and converting his residential building into hotel rooms, ultimately reaching a $275,000 settlement in late July of 2019. He had also filed a demolition permit for the SRO-portion of the building back in March.

Fried also owns the Royal Park Hotel at 258 West 97th Street and The Broadway Hotel at 230 West 101st Street. He has been accused of breaking the same laws at both of these sites as well.
